Finding A Rental Property

When securing a rental, we will take employment details and current rental details of all applicants over the age of 18 along with full terms of your offer and card details in order to speak with the landlord.

Referencing

You will be required to provide a copy of your passport and any relevant Visa. You will also need to provide three months bank statements and three month’s payslips or proof of income for three months if self-employed. This must all be provided within 24 hours of the rental being secured.

In order to be deemed acceptable for the tenancy, you will need to provide proof of employment and a landlord reference if you are currently renting. We will contact any employers, accountants, landlords and agents for necessary references. We suggest that you inform any necessary referees that we will be in touch to help make the process more efficient.

Any applicant over the age of 18 will be subject to a credit check carried out by an external company.

Tenancy Agreement and Move In Monies

Once all referencing and credit checks have been approved by the landlord, we will send out an Assured Shorthold Tenancy agreement for the landlord and tenants to read along with an invoice for the outstanding monies.

The tenants and the landlord will be required to sign the tenancy agreement and you will be required to make payment of the final invoice amount. ( six week security deposit and 1st months rent).

Inventory and Check In

Usually, a landlord will have a professional inventory and check in drawn up at the start of the tenancy by a professional inventory company. The landlord will pay for the cost of this. At the end of the tenancy, a check out will be carried out by a professional inventory clerk. The cost of this is payable by the tenant.
