Step 1
One of the main things that puts off potential tenants is any evidence of damp or condensation in a property. Ensure that a property is sufficiently ventilated and any signs of mould are treated and rectified promptly.
Step 2
Prospective tenants often look for light and bright properties. If redecorating, try to avoid dark, loud colours. Keep it neutral, but try to avoid magnolia or cream as it can make a property look unmodernised. Ensure all light bulbs are in working order, especially if viewings are being carried out in the late afternoon or evening.
Step 3
First impressions are very important. Try not to keep pushchairs or a pile of shoes in the entrance while viewings are being carried out as this can give the sense that the property is short of storage.
Step 4
In order to maximise the number of viewings it is important to be flexible with viewing times. Restricting viewings to one or two times per week can mean that you miss out on many good quality applicants who may not have much flexibility with viewing times.

If you are planning on carrying out any work to the property between tenancies, let us know. We can let applicants know prior to viewings which enables them to use their imagination a little on viewings if the property is in need of a little TLC.
